My Manufactured Home Guide

A weekly series

Land That Failed — mobile home land that did not work

One property an episode. The same four checks every time, and a different one stopping it each time — until the last four, which pass all four and fail on something that is not on the list.

Episodes

  1. Episode 8

    Right answers, wrong order

Nothing here failed. They bought the home first, and every answer that came back after that was a change order.

  2. Episode 7

    Nobody saw it raining

Flat, open, easy to clear and easy to grade — and the low end held water for two days after every storm, which is where the pad went.

  3. Episode 6

    The deed said no

Zoning allowed it, the soil perced, access was fine — and covenants recorded decades ago prohibited manufactured homes outright.

  4. Episode 5

    Four hundred feet out

Good land, good soil, county said yes — and the nearest transformer was four hundred feet down the road, most of it on the owner's dime.

  5. Episode 4

    One acre, thirty feet

An acre sounds like plenty until you subtract the setbacks, the septic field, the repair area and an easement running corner to corner.

  6. Episode 3

    The wrong rulebook applied

He called the county, the county said manufactured homes were allowed, he bought it — and the county was not who decided.

  7. Episode 2

    The dirt said no

Eight acres, no sewer anywhere near it, and soil that would not take a system on the part of the property anyone wanted to build on.

  8. Episode 1

    A bend too tight

Four acres, open in the middle, priced right — and a hard left turn eighty feet up the driveway that a seventy-six-foot home could not make.
