My Manufactured Home Guide

National Package-Cost Owner

Manufactured-home land-home package cost breakdown

A land-home or turnkey label describes a delivery structure, not a universal list of included work. Build the total from the actual documents and keep every omitted or unresolved category visible.

Short answer: A manufactured-home land-home package may combine some or all of the land transaction; home and factory options; freight, delivery, setup, and installation; access, clearing, grading, drainage, and site preparation; survey, design, engineering, foundation, footers, and support; septic or sewer, well or water, electric, plumbing, HVAC, and other utilities; permits and inspections; steps, decks, ramps, skirting, gutters, landscaping, cleanup, corrections, warranties, and closeout; plus financing-related fees, taxes, insurance, reserves, allowances, and exclusions. Do not treat the package total as the completed project total until the written documents assign every relevant category.

Manufactured Home Land Check

Buying land for a mobile home? The Land Check reads the county's own permit rules for the one parcel you give us, and says where each answer came from and when.

$125. Asking takes no payment and places no order.

Check this land before you buy it

What to check first

Start with the exact property, quote, record, or job detail behind your question. Mark what is confirmed, what still needs a current source, and who must answer it. Use the checklist to keep the next call, document, or decision clear.

Separate the land purchase, home purchase, dealer or retailer package, site-development contracts, installation and trade scopes, financing documents, and owner-paid items before combining totals.

For every category, record the source document, included quantity or standard, allowance or exclusion, responsible contracting and performing parties, prerequisite, milestone, correction owner, warranty, and completion evidence.

Keep unknown site conditions and future estimates visible; a zero or blank line is not proof that the work is unnecessary or included elsewhere.

Step 1

Collect the purchase agreement, land and title material, home order, dealer package, delivery and installation scopes, site and utility quotes, financing disclosures, allowances, exclusions, and changes.

Step 2

Build one total-project responsibility and cost register across land, home, delivery, installation, site, utilities, exteriors, professional work, permits, corrections, closeout, and financing-related categories.

Step 3

Resolve missing, potentially repeated, allowed, excluded, owner-paid, unknown, or later-priced scope with the responsible parties and qualified advisors before relying on the package total.

Purpose and package boundary

Use the breakdown to show what the package actually buys, what another agreement supplies, what the homeowner retains, and what remains unknown. It is not a national package price, financing model, appraisal, legal interpretation, or estimate.

Who owns each category

Seller, retailer, transporter, setup contractor, site contractor, engineer, surveyor, mason, trades, utilities, authorities, lender, insurer, title or closing professionals, and homeowner may each control a distinct part. One lead party may coordinate several categories without automatically performing or guaranteeing all of them.

Questions to ask

Ask which land, home, freight, access, site, foundation, installation, utility, exterior, permit, inspection, correction, warranty, closeout, tax, insurance, fee, contingency, allowance, and financing-related categories are included; where quantities and standards appear; who contracts and performs them; and what happens when evidence changes.

Limitations

This page and Review My Quote do not calculate the completed project cost, evaluate financing, interpret agreements, approve payment, determine duplicate charging, set fair price, or guarantee savings, appraisal, approval, provider performance, schedule, or completion.

Review My Quote

Privately organize written scope, allowances, exclusions, responsibilities, and questions before relying on a manufactured-home quote. The review does not set price, interpret a contract, or approve the work.

If this is your situation

The package is advertised as turnkey

The label does not prove land, permits, access, site work, utilities, foundation, exteriors, inspections, corrections, financing items, or closeout are included.

Next step: Replace turnkey with the full category-and-responsibility register and identify every excluded or unresolved item.

Land and home financing are combined

A financing structure does not by itself define the construction, provider, dealer, site, utility, contingency, payment, inspection, or closeout scope.

Next step: Compare the financing documents with the actual purchase and work agreements and obtain qualified lending, legal, insurance, tax, and project advice.

The package has allowances

Allowances may change with selections, quantities, site evidence, invoices, labor, delivery, taxes, or the agreement's reconciliation process.

Next step: Record each allowance basis, included scope, selection or evidence deadline, responsible party, overage and credit treatment, and closing document.

A separate contractor quote repeats a category name

Similar labels can describe different limits, performers, phases, materials, permits, utility work, or completion evidence and do not prove duplicate scope.

Next step: Trace both lines to exact work, quantity, location, responsible party, prerequisite, milestone, correction owner, and closeout record.

Common questions

What is included in a land-home package?

There is no universal definition. Read the current purchase, work, financing, and closing documents and require every land, home, delivery, installation, site, utility, exterior, permit, correction, and closeout category to be assigned in writing.

Is a turnkey package the same as total project cost?

Not necessarily. A package may exclude land, site, utility, professional, permit, exterior, financing-related, correction, or closeout items. Compare the actual project boundary rather than the label.

Can Review My Quote verify the final project price?

No. It can organize written scope and open questions. Providers, authorities, transaction professionals, lenders, insurers, and qualified advisors control their actual prices and decisions.
