My Manufactured Home Guide

Storage buildings

Where do I get a storage building for my mobile home lot?

Portable storage buildings are sold from dealer lots along the highway and delivered on a trailer; metal carports and buildings are sold by the same dealers or installed on site; a shed contractor builds one where a delivered building will not fit.

Short answer: The building itself is the easy part. What decides whether it can go where you want it is the lot: the zoning setbacks from the property lines, the septic tank and drain field it must stay off, and the size above which the county requires a building permit. A delivered portable building needs a level gravel or block base and a path for the delivery truck. Ask the county about the size limit before you buy, because a building a foot too big becomes a permit.

Manufactured Home Land Check

Buying land for a mobile home? The Land Check reads the county's own permit rules for the one parcel you give us, and says where each answer came from and when.

$125. Asking takes no payment and places no order.

What to check first

Start with the exact property, quote, record, or job detail behind your question. Mark what is confirmed, what still needs a current source, and who must answer it. Use the checklist to keep the next call, document, or decision clear.

Defined sheds and storage buildings work that the provider confirms is within its actual services.

Coordination with the project stage, property conditions, written quote, and other provider responsibilities.

Follow-up, correction, documentation, or maintenance work only when the provider's scope specifically includes it.

Step 1

Current project stage, county, ZIP code, home status, land status, and timeline.

Step 2

Photos or notes showing the issue, work area, access, utilities, drainage, or installed home condition.

Step 3

Any dealer quote, contractor quote, inspection note, permit note, lender condition, or warranty document tied to the need.

Permit or no permit

Counties set a size — often around 12 by 12 feet, but it varies — below which an accessory building needs no building permit, and many still require it to meet setbacks. Larger buildings need a permit and sometimes a footing. Your county's planning office answers this in one call.

Where to set it

Off the septic tank and drain field, inside the setbacks, on ground that drains, and where the delivery truck can back in. A building set over the drain field is the classic mistake, and it is expensive to move.

Tell us the job and the ZIP. The request goes to the sheds and storage buildings category, where contractors who do this work see it.

Common questions

Do I need a permit for a storage building?

It depends on the size and the county. Small buildings are often exempt from a building permit but still subject to setbacks; larger ones need a permit. Ask the county planning office with the size in hand.

Can a storage building go over the septic drain field?

No. Nothing goes over the tank or the drain field — not a building, not a driveway. The septic permit shows where they are.

What base does a portable building need?

A level base of gravel or concrete blocks that keeps the floor off the ground and drains. The dealer or the delivery driver will say what they set on; a grading contractor can build it.
